The Empire State Building has saved $2.4 million in one year after executing its energy efficiency plan. It has exceeded its energy-efficiency guarantee by 5%.
Anthony Malkin of the Empire State Building Company, states that the energy efficiency plan proves that such an initiative helps reduce costs and increase the value of the building. Along with the Clinton Climate Initiative Cities program, Malkin formed a team comprising Johnson Controls, Rocky Mountain Institute and Jones Lang LaSalle for the energy-efficiency and sustainability program.
The completion of the core energy efficiency retrofit is expected to have saved 4,000 mt of carbon. When all the spaces occupied by the tenants have been retrofit and upgraded, it will lead to a 38% reduction in energy usage that will lead to reduction in carbon emissions of 105,000 mt in a period of 15 years. Companies with sustainability values such as Coty, Skanska, LF USA, and LinkedIn have become new tenants.
Jones Lang LaSalle and Johnson Controls had performed a chiller plant retrofit, installed a web-based tenant energy management system, new building controls and refurbished 6,500 windows. Johnson Controls had given a $20 million performance contract that guaranteed energy savings. According to the contract, the energy consumption savings will take care of the cost for the project. In case the savings have not been achieved, then Johnson Controls will pay the difference amount based on the guaranteed consumption and measured and verified consumption. The annual energy savings are made using a calibrated eQuest energy simulation model, based on the International Performance Measurement and Verification Protocol - Option D.
Buildings in the US consume 40% of the energy. If commercial buildings followed the Empire State Building project blueprint it will help them in achieving huge reductions in carbon emissions.
