U.S. Green Building Council has awarded a LEED Core and Shell Gold certification to a newly built 13-story office building, Three Eldridge Place, which is in the Behringer Harvard REIT I’s portfolio. The LEED (Leadership in Energy and Environmental Design) Green Building Rating System is the national standard for green buildings including its design, construction and operation.
Vice President of Asset Management for Behringer Harvard, Greg Brooke, said the achievement is the result of its commitment to operate green office buildings that lend to the well-being of communities surrounding them. The company is especially happy to own and operate the Three Eldridge Place with green features such as high energy efficiency and at the same time offering advanced amenities for the occupants and their guests, Brooke said.
The successful process for the LEED certification for the office building was supported by Gensler Architects, the architect for the property, E.E. Reed Construction, general contractor, AIR Engineering and DBR Engineering Consultants, the consultants. The property’s lease-up is managed by the CB Richard Ellis’ team.
The certification for the building was based on several green design features in the office property that not only positively impact the building but also the surrounding communities. The property utilized about 20% of recycled materials during its construction. The management teams and architect of the property also achieved high sustainability standards that were in line with the LEED model of water and energy conservation and resource efficiency.
Other green features in the building include 50% reduction in water requirements for landscaping, maximization of natural daylight usage, use of building materials with low-emitting properties, use of chemically-safe cleaning products and pollutant control systems.
